Small Projects Family

Use of the Small Projects family of AIA Contract Documents may be appropriate when a project is straightforward in design; of short duration (less than one year from start of design to completion of construction); without delivery complications, such as competitive bidding; and when project team members already have working relationships.

AIA documents in the Small Projects family are suitable for residential projects, small commercial projects, or other projects of relatively low cost and brief duration.

A105–2017 (formerly A105-2007, A105–1993, and A205–1993), Standard Short Form of Agreement Between Owner and Contractor

AIA Document A105™–2017 is a stand-alone agreement with its own general conditions. AIA Document A105–2017 is for use on a project that is modest in size and brief in duration, and where payment to the contractor is based on a stipulated sum (fixed price). A105-2017 replaces AIA Document A105-2007, Standard Form of Agreement Between Owner and Contractor for a Residential or Small Commercial Project. For larger and more complex projects, other AIA owner/contractor agreements are more suitable. AIA Documents A105–2017 and B105™–2017, Standard Short Form of Agreement Between Owner and Architect, comprise the Small Projects family of documents. Although A105 and B105 share some similarities with other agreements, the Small Projects family should NOT be used in tandem with agreements in other document families without careful side-by-side comparison of contents.  NOTE: A105–1993 and A205–1993 expired in 2009.

B105-2017 (formerly B105-2007 and B155–1993), Standard Short Form of Agreement Between Owner and Architect

AIA Document B105™–2017 is a standard short form of agreement between owner and architect. B105–2017 is for use on a project that is modest in size and brief in duration. B105-2017 replaces AIA Document B105™-2007, Standard Form of Agreement Between Owner and Architect for a Residential or Small Commercial Project. For larger and more complex projects, other AIA owner/architect agreements are more suitable. AIA Documents B105–2017 and A105™–2017, Standard Short Form of Agreement Between Owner and Contractor, comprise the Small Projects family of documents. B105–2017 is intended for use with A105–2017, which it incorporates by reference. B105 is extremely abbreviated and is formatted more informally than other AIA agreements. Although AIA Documents A105 and B105 share some similarities with other AIA agreements, the Small Projects family should NOT be used with other AIA document families without careful side-by-side comparison of contents. NOTE: B155–1993 expired in 2009.
