Construction Manager is one of the most widely used project delivery methods. Construction Manager as Constructor (CMc), also known as Construction Manager at Risk, allows for more collaboration in the pre-construction phase to address scheduling, constructability, cost, and other issues early in the project. The newly updated AIA Construction Manager documents will be released in two phases: CMc documents on Nov. 15, 2019 and CMa documents on Feb. 6, 2020.
Once the 2019 Construction Manager documents are released, the previous editions of the documents can continue to be used for up to 18 months.
Major changes include:
- Updated to conform to revisions made in the A201-2017 family of documents
- CMa documents – Revised to accommodate more than one prime contractor on the project, includes expanded scope of services and streamlines communication process.
- CMc documents – Crafted to better enable parties to define scope of pre-construction services, includes new provision added to address early start of construction phase Work before execution of GMP Amendment.
- New exhibits – Both sets of Construction Manager documents have new Insurance and Bonds and Sustainable projects exhibits.
